Isn’t the whole “We Buy Houses” industry just a scam?

No!  We are a local, reputable real estate company that has been in business since 2008 in the Lynchburg area.  Check out our About Us page and our Testimonials page to learn more about who we are and see real examples of the people we’ve served.  As in any industry, there may be a few bad apples that have cast a shadow on businesses like ours. We truly desire to not just make money, but to help people and do business the right way.

Do I have to pay to receive an offer?

No!  We will meet you at your property, do our own property inspection, and put together an offer that usually includes several options, completely free of charge or obligation.

Do I have to accept your offer?

No!  There is no obligation to you to accept the offer.  If our offer works for you, we will move forward. If not, you are under no obligation.  In many cases we can provide you with multiple options, one of which will hopefully meet your needs.  However, if none of the options ultimately work for you, you have no obligation to us and there is no cost for the information we’ve provided.

I inherited a house and do not live locally.  Will you still work with me?

Yes!  We will work with out-of-state owners. All of the paperwork and administrative tasks that need to be completed are items we can handle, either in-house or by working with the attorney who is handling the closing.  Since we are professionals and have done this many times, we know the process backwards and forwards.  Our goal is to do everything we can to make the process as simple and straightforward for you as possible!

Do I have to pay any realtor commissions, closing costs, or other fees of any kind?

No!  If we purchase your home, you will pay NO fees of any kind, NO closing costs, and NO Realtor commissions.  The price we agree to is the price you will get paid at closing.  The only items you would pay for at closing are any taxes due on the property and any mortgages or liens against the home.  We cover everything else.

Are you going to list my house for sale?

If we are paying cash for your home, then no.  When we are the buyer, we will pay cash for your home.  Under this arrangement, we will write a contract with you for the agreed-upon price and closing date. After closing occurs, you will receive your funds usually within 24 hours – as soon as the attorney or closing company records the deed at the courthouse. The process is then complete!

In addition to the option where we would purchase your home for cash, we do also have the ability to list your home for sale or to wholesale your property. We are happy to offer several options to meet your needs!

What happens to all the extra personal property in the house that I don’t want?

After the closing, we will dispose of any personal property which you do not want for no extra charge.  In some cases, if you need assistance prior to closing, we can even help you move a large item of furniture that you’d like to keep.

My house is in need of upgrades and repair.  Is that ok?

Yes!  We buy houses in any condition!  You will not have to do any repairs or upgrades prior to closing! We often tell people who have concerns about us coming to look at a property due to its condition that whatever condition the property is in, we have seen worse.  And trust us, we have!

When and how will I get paid?

The closing date is scheduled based on your desired time frame.  We can typically close within 7 days of having a signed sales contract. However, if you need more time, we can schedule the closing on almost any day you’d like.  You will receive a form to sign at the closing appointment called a “HUD” or “CD” (closing disclosure). This form details the amount of your proceeds from the sale. Due to this, there should be no surprises when you receive your check. Once the closing is complete and the deed has been recorded (this usually happens within 24 hours of closing), you will receive the cashiers check for your proceeds.

What should I expect when you come to my house for an appointment?

One of our team members will meet you at a convenient time at your property.  They will inspect the property and take some pictures that will be used to analyze the repairs and improvements needed.  Depending on the size of your home, this appointment will last between 30 minutes to 1 hour in most cases.  You do not need to bring anything with you, prepare anything, clean your home, or “tidy up” in advance.  Our team member may ask some questions about the age or condition of various elements of the home (roof, heat pump, etc.). If you have information handy regarding these items, that would be helpful, but it is not necessary.

Do you buy tenant occupied properties?

Yes!  We do buy properties occupied by tenants.  In these cases, any lease that is currently in place with your tenants would be transferred over to us and we would honor those lease terms, so you don’t have to worry about your tenants being evicted if we purchase the home.  We are experienced landlords and are very comfortable and familiar with tenant-occupied properties.

What happens after I sign the contract?

Once the contract is signed, we will send it to our attorney’s office along with an earnest deposit.  Our attorney will research the title to ensure there are no issues in transferring the property from you to us.  A closing document called a HUD or CD (closing disclosure) will be prepared by the attorney’s office.  The attorney’s office will then contact you to schedule a time for you to come in and sign the closing papers.  Once the papers have been signed, the attorney will record the deed at the local courthouse and your funds will be available as a cashiers check.
